Site Superintendent, Owner’s Field Representative
Position Summary

recommendations.
The Site Superintendent is also the day-to-day owner-side liaison with the facility operator for access,logistics, and live-environment protection. The role observes and reports only. It does not direct trades,approve work, or accept work on the Client’s behalf. The ideal candidate has hands-on experience inoperating data centers and a disciplined approach to field documentation.
About the Assignment
Company serves as Owner’s Representative and Project Manager for a colocationclient on a data center white space tenant fit-out on a new construction facility. The Consultant team hastwo roles: a remote Senior Project Manager and a full-time Site Superintendent who reports to the SeniorProject Manager.
The team works in an advisory capacity. It supports informed Client decisions, End User confidence, andclear visibility into project status, schedule, cost, and risk. The General Contractor remains responsible forthe work, its schedule, means and methods, safety, and quality control. The Client keeps final authorityover every change order, payment, and contract modification.
Key Responsibilities
Field Presence, Observation, and Documentation

Submit a daily field report to the Senior Project Manager by end of shift covering manpower by identifying any major issues or safety observations, logistics issues, design deviations, other pertinent information as deemed necessary with appropriate backup as necessary (i.e.: photos).

Attend General Contractor daily huddles and weekly foreman meetings as an observer and report key outcomes to the Senior Project Manager.
Schedule and Progress Verification

Verify contractor reported progress against actual field conditions and compare the General Contractor’s three-week look ahead with field activity each week.

Report early warning signs of slippage, such as manpower shortfalls, material shortages, access constraints, failed inspections, or rework, to the Senior Project Manager the same day.
Change and Field Condition Verification

Field-verify conditions cited in change requests, including concealed conditions, conflicts, design changes, and rework, and document them with photos, measurements, and notes.

Witness time-and-material (T&M) work and sign daily T&M tickets only to verify labor and materials observed. A signature does not approve cost or entitlement.
Payment Application Field Support

Walk the pay application with the General Contractor each month to verify reported percent complete by schedule-of-values line item.

Provide a field progress verification summary to the Senior Project Manager before the payment recommendation is issued.
Quality Observation
-
Observe installations for general conformance, including hot and cold aisle containment, raised floor and pedestals (if applicable), cable tray and ladder rack, busway and tap-offs, PDUs and RPPs, cooling equipment and piping, grounding and bonding, fire detection and suppression, leak detection, and labeling.

Monitor the General Contractor’s QA/QC inspections and deficiency logs, and confirm corrective actions are documented to closure in preparation for commissioning.
Safety, Security, and Live-Environment Protection

Report unsafe conditions to the General Contractor’s superintendent and the Senior Project

Manager right away and report imminent danger to the Client and facility operator without delay.

Monitor compliance with facility operator rules, including access control and escort, badging, contamination and dust control, floor protection, hot work permits, electrostatic discharge (ESD) precautions, and cleanliness.

Take part in near-miss and incident investigations, advise on contributing factors, and document findings to supplement General Contractor reports.
Field Coordination and Liaison

Act as field liaison with the facility operator, security, End User field representatives, and vendors on logistics, dock scheduling, deliveries, staging, and shutdown windows.
Commissioning Support

Serve as owners active witness to commissioning activities wherever and whenever possible. Document serious issues preventing successful completion of any level of CX activities that may cause schedule slippage or cost creep immediately to all concerned parties.
Punch List and Closeout

Take part in owner punch walks and verify that the General Contractor tracks deficiencies toacceptable resolution.

Verify that as-built red lines stay current in the field and confirm attic stock and spare parts aredelivered and inventoried.

Attend O&M training sessions and record attendance and topics covered.
Authority and Role Boundaries
-
This is an observe-and-report role. All formal positions go through the Senior Project Manager.
Qualifications
Required
-
5 or more years of field supervision or owner’s field representation in commercial construction,
including at least three years in operating data centers.

OSHA 30-Hour Construction certification.
-
Experience with MOP, SOP, and EOP processes and live-environment work controls.
-
Ability to read MEP, fire protection, structural, and low-voltage drawings and submittals.
-
Experience witnessing commissioning (Levels 1–5) and third-party testing.
-
Skill with field documentation tools such as Procore and structured photo documentation.

Ability to pass site background checks and badging.
Preferred
-
Trade or field background in electrical, mechanical, or controls work on critical facilities.
-
NFPA 70E awareness training.
-
Experience on the owner or tenant side of a data center fit-out.
-
Familiarity with Bluebeam or similar drawing markup tools.
Working Conditions
-
Full-time presence in an active construction site within new construction data center.
-
Frequent walking and standing, with climbing ladders, work on raised floors, and access to above ceiling and under floor areas for observation.
